The rezoning of 315-316 Warner St from SF-2 Single Family to RMX Residential Mix will go before the Economic Development Committee on April 10.
The rezoning would allow for the rehab of 315 Warner St as a multi-family, which is not allowed under the current zoning.
Neighbors have objected because of the lack of adequate neighborhood parking and the abundance of multi-family properties near the site.
The City Planning Commission already approved the zoning change last November.
After the Economic Development Committee hearings, it typically goes to City Council at either the next scheduled meeting or the one after. (In this case, probably April 11 or 18.)

Northside: Colerain Connector redevelopment update
Thirty-two new single-family homes in Northside are closer to reality.
At its February 28 meeting, City Council passed unanimously a zoning change for property along Kirby Rd (see map).
Sector D (south of Robley) Ave would change from RM-2 to SF-2, and Sector E would change from SF-6 to SF-2.
The new SF-2 zoning would allow for single-family homes of medium-to-high density on lots, at the minimum, of 2,000 square feet (think townhomes).
NorthPointe Land Company is still the preferred developer for the market-rate homes. (I'm unaware of any extension granted in their preferred developer agreement, but there must have been one because it should have expired last September.)

I-75/I-74 interchange public meetings
After the initial proposals last fall, there will be new proposals for the I-75/I-74 interchange and the possible loss of ramps, especially to the Northside community. However, the new proposals include the possibility of roundabouts.

Reading: Demolition of the Nivison-Weiskopf factory
The Board of Trustees of the Public Library of Cincinnati and Hamilton County are now accepting sealed bids for the demoliton of the Nivison-Weiskopf factory at Third and Voorhees streets in Reading.
Demolition of the factory will give the City of Reading 10 acres of developable land, which they plan on marketing to biotech firms.
The former director of UC's Genome Research Institute has said that the site could support a $50 million building with a $20 million per year payroll.
Bids are being accepted until April 10.

Hyde Park: Summit Commons

EDIT (3/22/07): According to the builder, none of the units are sold yet, but two are close. Build out is almost complete on two of the interiors with a third closing in fast. Other units are going to be left with unfinished interiors until a couple of the other units sell. They also have one unit left to build on the end of these five, plus another lot on Grandin where another house will be built.

Northside: American Can Factory Square
The latest news on this project is that it's still seeking rezoning from MG Manufacturing General to PD Planned Development District. (It would be PD #47.)
For an explanation of what this means, please visit this Urban Ohio post.
As you may recall, the City Planning Commission approved a change in zoning on December 15, 2006.
For some unknown reason, it took four months to have the hearing in front of the Economic Development Committee.
This hearing will occur on April 10.
I don't expect any problems to occur, but the sooner the change is approved....

Northside: Fergus Street Homeownership Project
An update on the Fergus Street project... (Yes, this news is a month old.)
Cincinnati City Council voted unanimously to sell six lots to the Cincinnati Northside Community Urban Redevelopment Corporation (CNCURC) for one dollar.
Five of the lots are along Chase Ave, between Fergus and Mad Anthony streets. This is where three buildings were demolished last May.
The other lot is at Chase and Mad Anthony, currently occupied by a structure awaiting demolition.
The sale of these lots will allow CNCURC to construct three new LEED-certified home ownership units as Phase One of the Fergus Street Homeownership Project. It may be a few months before any action occurs. CNCURC will have to submit, and have approved, various levels of development plans to the City.

Corryville: 189 Rochelle
These upscale condos are looking as bland as their rendering, as I feared.
The ones closest to the corner of Rochelle and Vaughn are already clad and seem to be only missing garage doors.
The ones nearer Rochelle and Eden are still somewhat open to the elements.
I have to say that I'm unimpressed by them aesthetically, especially when compared to the adjacent Stetson Square.
I haven't seen the interiors. But, at $300,000+ and so many new options in the general area, are these things going to sell?

Clifton: 3628-3636 Durban Dr
Construction is getting nearer to completion on the three new homes at 3628-3636 Durban Dr.
These are being built next to the Durban property on the 500 block of McAlpin Ave.
Durban Dr, a cul-de-sac, is a private street. (Still, it must be at least a little bit cool to have a street named after you right next to your house.)
So far I have not seen evidence of these homes being listed or bought.

Winton Place: Restaurant Depot
RD America, Inc., has won a 15-year property tax exemption to build a new warehouse at 4501 W Mitchell Ave.
The ordinance to execute the Community Reinvestment Area Agreement, which will reduce the tax liability by about $1.1 million over the life of the agreement, was passed at the February 7 meeting of city council.
Restaurant Depot, a subsidiary of RD America, Inc., is a member's-only warehouse that sells equipment, food items, and supplies to the food service community.
Membership is free with either a state resale certificate or proof of representation of a non-profit.
The 55,000-60,000 square foot facility is expected to cost $4.9 million to build and will also include an 85-space parking lot.
Construction will involve the demolition of existing structures (pictured) on the site.
It should be completed and open for business in September 2007.
Sycamore Twp: 7816 Montgomery Rd
Rubin Pachulski Properties is seeking PUD II approval from the Sycamore Township Zoning Commission that would allow them to build a 3,000-square-foot retail building at 7916 Montgomery Rd.

I neglected to mention that I added the link to Cinplify, which is a news aggregator for the Greater Cincinnati area.
Cinplify allows people to post new stories or links to other Cincinnati-related information and to vote on which ones they think are the most important.
Users can also search for stories by user, by tag, and by topic.
Since I started posting updates to this blog on Cinplify, I have seen visits to my site double. (I'm still not lighting the blog world on fire over here, but it's a plus....)
Cinplify is still in beta, but it has a very bright future.

Mount Auburn gallery added, Downtown updated
The Mount Auburn gallery has been added at the bottom of the page. There are currently 31 photos in the gallery.
This gallery does not include Prospect Hill, which I'll be putting out in the future. There are, however, quite a few photos of the Glencoe-Auburn Place Row Houses/Inwood Village site.
Also, I've added 6 photos to the Downtown gallery, bringing the total to 40.

Urban Ohio: LAST POST (2/28/06)
1925 Vine St has been condemned. Aside from the obvious structural defects, the building was also a hangout for drug dealers and whores and the request to barricade it came from District One police. Pre-prosecution regarding demolition or rehab is currently in the works. (My money's on demolition.) Interestingly, the auditor's website lists the year built as 1850. It's quite a handsome building--I hope it's saved.
